Don’t make these three common mistakes when selling your home.

There are multiple things you should do when selling your property, but there are also things you shouldn’t do. Here are three critical things to avoid when selling your house:

1. Avoid pricing issues, especially overpricing. Sellers are apt to set the price high because they feel very attached to their home, as many of us do. However, if we price the home higher, it’ll sit on the market longer than its comparables, and you won’t get as much buyer traffic. That can make the selling process take longer or net you less money in the end. You need an excellent agent that will run the comparables, give you an honest price, and you should listen to their opinion to ensure you’re attacking the market the best way possible.

2. Don’t have poor-quality pictures. I search through many homes for clients, and I see plenty of great photos, but I also see an array of bad photos. Photos that are poor quality and weren’t taken by a professional photographer can drive down the home’s price. (A professional photographer should be provided by your agent.) With crummy photos, you don’t get nearly as much traffic, no one can see your home’s true potential, and you lose money.

3. Don’t limit showings. Often, we have to wait 48 hours to show a home, or the property is only available for three hours a day. Again, that drives traffic down, preventing people with tighter schedules from seeing the house.

These three things are crucial to remember when listing your home. Look for them when buying as well. Make sure you have a fantastic agent and ask them how they’ll handle these things.
